# AzulSpace

> AzulSpace (https://azulspace.com) is property management software for agencies, real estate agents who manage rentals, and landlords in any country. The app is in English, Spanish (https://azulspace.com/es), German (https://azulspace.com/de) and Japanese (https://azulspace.com/ja). Each agency picks its country, currency (TT$, J$, US$, MX$, RD$, £, €, and more) and language. It started in Trinidad and Tobago and includes that country's Landlord Business Surcharge tools. ## What it does
- Properties and units on a map, found from their address, with status: fully rented, vacant, or owing rent.
- Renters and leases, with security deposits and a tenant portal where renters see their balance, how to pay, receipts and their lease, and report problems with photos.
- Rent: an automatic monthly rent roll; payments in cash (to a named agent), bank transfer (to the agency's, the landlord's or an agent's account) or cheque; numbered receipts sent on WhatsApp.
- Landlord statements each month (rent received, repairs, fees, tax paid on the owner's behalf, payouts, balance held), sent as a private printable link; recording payouts to landlords.
- Works in any country and currency: money, dates, phone numbers, maps and address search follow the agency's country.
- In English and Spanish: the whole app, automatic WhatsApp and email messages, receipts, statements, the lease agreement template, inspection checklists and AzulSpace's own emails. - Landlord Business Surcharge (Trinidad and Tobago agencies): worked out per landlord per quarter from rent received — 2.5% of the quarter's gross rent when it is TT$20,000 or less, 3.5% of the whole amount when it is more — with due dates, who pays (owner or agency), proof of payment, and BIR premises registration tracking.
- Agency income: management fees (percentage of rent collected or a flat monthly fee), letting and renewal fees, sales commissions, VAT, and agents' commission shares.
- Repairs: vendors (electricians, plumbers, painters, yard maintenance), jobs sent by WhatsApp link, quotes, before/after photos, costs recharged to landlords.
- Log book of tenant requests, complaints, calls and landlord requests.
- Documents: leases, ID cards, deeds, job letters, bank statements, references, receipts and invoices, stored privately.
- Recurring jobs: yard maintenance, AC servicing, pest control and inspections created automatically every week, month, quarter or year, with the vendor notified.
- Phone notifications (web push) for new tenant requests, payments, overdue rent and job updates.
- Spreadsheet import: bring existing landlords, properties, units, renters and leases in from Excel or Google Sheets (CSV), with column matching, a preview and duplicate checks.
- Lease agreements signed online: prepared from the agency's own template, signed by the agent and then by the renter on their phone from a private link; the signed copy keeps both signatures, times and a fingerprint of the wording.
- Card payments into the agency's or landlord's OWN Stripe account (AzulSpace never processes, receives or holds rent and takes no cut); payments and receipts are recorded automatically, or a Stripe payment link can be used.
- Agency logo on lease agreements, landlord statements and receipts.
- Landlord portal: owners sign in to see properties, occupancy, rent owed, money held, statements, payouts and repairs, and send requests.
- Move-in, move-out and routine inspections with photos, signed by the renter; deposit settlement records what is returned or kept and why.
- Lease renewals and rent increases: offers sent by link, accepted with a signature, new rent applied from its month.
- Reports for any period per landlord, property and agency income, with CSV export.
- Automations: rent due and arrears reminders, receipts, appointment reminders, lease endings and tax dates by email, WhatsApp and phone calendar sync.
- Installs on iPhone, Android and computers from the website (no app store).
